How to Assemble a Property Completion Pack

This page is general information, not legal, financial, or professional advice. Rules and requirements differ by organisation and change over time. Check the instructions you were given, or ask a qualified adviser, before you rely on it.

Completion brings together a contract, searches, a mortgage offer, and a handful of certificates. They arrive as separate PDFs from different firms. The person chairing completion needs one file with a contents page, not an inbox. InHousePDF’s property template uses contract, searches, finance, and completion. Rename a section if your matter uses “title” or “planning” instead. This page is not conveyancing advice and not an instruction to omit a search. It is a way to bind the PDFs your matter already has. InHousePDF is not a law firm and is not affiliated with any land registry or lender.

Order the matter the way the checklist reads

Add each PDF and choose its section. Put the contract before the searches if that is how your checklist is written. Move a single page if a scan of a plan was appended to the wrong file. Rotate plans that were saved sideways. A plan that stays landscape is fine. The page size is preserved. The stamp sits in the margin of that page.

Per-section numbering is the template default here, so each section can restart. Switch to continuous numbering with a prefix if the client’s report cites one sequence. Four digits is enough for a normal matter. The contents page lists every document and links to its first page. Download the CSV for the matter index your firm already keeps in a spreadsheet. The CSV does not include the text of the contract.

Do not send the contract away to be stapled

Title documents and identification pages are exactly the files people regret uploading. Add them in the browser. Confirm the proof panel shows no requests during the build. Keep the original downloads from the lender and the search provider. The pack is a new file. It does not replace those originals. If a portal limits size, split the searches into their own pack rather than photographing the screen.

A later review of the same property is a different task. You might reuse the reorder and numbering tools. Nothing on this page claims that the result satisfies someone else’s checklist.

Check the file before you send it

Download the pack and open it on the same device. Read the cover, the contents page, and the first page of each section. Confirm the stamped numbers match the contents. Open the CSV beside it if a colleague needs the index in a spreadsheet. Only then send the pack by the route your process already uses: the company portal, the client’s secure room, or the email address in the instructions. Sending it there is a choice. Assembling it did not require a copy on someone else’s server.

If the proof panel lists a network request while the pack is built, stop and treat that as a fault. The expected count is zero. You can also switch the network off after the page has loaded and run the same steps. The worker does not need a connection to stamp numbers or write bookmarks.

InHousePDF is not a professional adviser and is not affiliated with a regulator or a professional body. The same buttons can prepare documents for a review, an audit, a submission, or a handover. The product does not decide which papers a process requires. You still follow the instructions you were given.

Plans, photographs, and certificates

A plan saved from a drawing tool can be much larger than the contract. That is a reason to keep it as its own section, not a reason to upload the whole matter to shrink it. If you must reduce size, export the plan again at a lower quality on the computer that created it, then add that PDF. Certificates of insurance and building control approval belong in the completion section if your checklist says so. Put them where the person at completion will look, and make the contents line use a file name a stranger would understand.

When two versions of the contract exist, add only the signed one. The tool cannot tell them apart. A cover subtitle such as “signed copy, 12 March” is your label, not a legal certification.
