How to Assemble a Mortgage or Loan Application Pack

This page is general information, not legal, financial, or professional advice. Rules and requirements differ by organisation and change over time. Check the instructions you were given, or ask a qualified adviser, before you rely on it.

A loan file is identity documents, income evidence, an application form, and the papers for the security. Lenders ask for them as PDFs and then complain when the pages are unnamed. InHousePDF’s loan template uses application, identity, income, and security. Use it as a starting order, then follow the lender’s own checklist if it differs. This page is not lending advice, not a decision to approve a loan, and not affiliated with any bank.

Match the lender’s list

Add only the PDFs the checklist names. A bank statement saved from your own online banking, on your device, is the right input. A photograph of a passport should be turned into a PDF locally before you add it. Assign identity documents to Identity and payslips to Income. Rotate any page that is sideways. The contents page will show the file name you added, so rename the file on your device before you add it if the name is “scan_009”. The tool does not rename the bytes inside the page. It shows the name you gave the file.

Number continuously with a prefix such as LN- if the underwriter will cite pages in a note. A cover can say the applicant reference and the date. Do not put a full account number in the cover title if the cover will be forwarded more widely than the statements. The footer can say the pack was assembled locally.

Identity documents should not tour the internet

Merging a passport scan and three months of statements on a public website creates a copy that is more sensitive than either file alone. Add them here. Watch the proof panel. Download the pack and the CSV. Send the pack only through the lender’s portal or the secure route in their instructions. InHousePDF does not submit the application.

If a page cap forces you to drop a document, that is a decision about the application, not a feature of the tool. Ask the lender or your adviser. The tool will include every page you leave in the list.

Check the file before you send it

Download the pack and open it on the same device. Read the cover, the contents page, and the first page of each section. Confirm the stamped numbers match the contents. Open the CSV beside it if a colleague needs the index in a spreadsheet. Only then send the pack by the route your process already uses: the company portal, the client’s secure room, or the email address in the instructions. Sending it there is a choice. Assembling it did not require a copy on someone else’s server.

If the proof panel lists a network request while the pack is built, stop and treat that as a fault. The expected count is zero. You can also switch the network off after the page has loaded and run the same steps. The worker does not need a connection to stamp numbers or write bookmarks.

InHousePDF is not a professional adviser and is not affiliated with a regulator or a professional body. The same buttons can prepare documents for a review, an audit, a submission, or a handover. The product does not decide which papers a process requires. You still follow the instructions you were given.

Pages people mix up

Payslips and bank statements look similar at thumbnail size. Read the file name and the first page label before you assign the section. If a statement has a blank trailing page from the bank’s exporter, delete that page so the contents count matches what a person sees. Identity pages should be upright. A sideways passport photo is hard to check and looks careless in a pack that is otherwise numbered.

If the lender asks for separate PDFs rather than one pack, use split after you have checked the order, or build each section as its own pack with its own cover. One pack is easier to review. Several files are what some portals demand. Either way, assemble them locally and send only the extract they asked for.
